1. How long have you been in the business? 26 years

2. What made you decide to get into real estate? No other jobs available (1986). Glad I chose to do it. The ups and down will drive you crazy but also keep you motivated.

3. Who inspires you? My inspiration was always my Stepfather, Richard Schwarz. He passed away two years ago, but I never met anyone with a work ethic like his. He was a mechanical/electrical engineer and worked tirelessly, because he wanted to not because he had to, until he was 82 years old.

4. What pushes you to the next level? Growing up competing in sports and always being taught to work harder, push harder, achieve goals and victories will come….can you get anymore synonyms with our business then that! Age may slow down the sports but not the business or the desire to do better.

5. What is the hottest deal you have made to date? “Hottest” is certainly a subjective term and most of our deals are “bread and butter”, but to date our deals with Comptoir des Cotonniers and Le Sportsac would be hot.

6. What is your secret weapon for sealing a deal? If I tell you, it wouldn’t be a secret!

7. What is the hottest area(s) for deals right now? Times Square, Fifth Avenue, SoHo, Lenox Avenue/125th Street, Williamsburg.

8. What’s the best season for deals? Every season is good for deals. This is why the business is exciting; there is no schedule for best seasons. When deals are getting done, whatever the season, it’s the best.

9. If you had to work in a city other than New York, where would it be? San Diego

10. What’s the best piece of advice you would give to someone starting in the business? Prior proper planning prevents poor performance.
